What affects the price
Beam and block is priced per floor, not per square metre off a list, because the beams are made to suit your walls. These are the main factors:
| Factor | Effect on price |
|---|---|
| Floor area | More area means more beams and blocks, though larger floors are often cheaper per m² |
| Spans | Longer spans may need deeper beams or closer spacing |
| Loads | Partitions, baths, heavy finishes and upper floors may need doubled beams |
| Shape | A simple rectangle is more efficient than a floor with lots of corners |
| Delivery | Distance to site and the number of drops |
| Offload | Crane offload where beams need lifting into place |
Comparing quotes
When comparing prices, check what is included. Our quotes cover the layout drawing and calculations, the beams and blocks, and delivery, so you are not caught out by extras later. Ask other suppliers whether the design and calcs are included, and whether offload is.
Beam and block versus a slab
On paper a ground-bearing slab can look cheaper, but once you add excavation, imported fill, compaction, steel, concrete and drying time, beam and block often comes out level or ahead, especially on poor or sloping ground. See beam and block vs concrete slab.
